The maximum rent of a Dutch home follows from the housing valuation system (WWS): up to 143 points a home is social housing, up to 186 points regulated mid-market rental. Above that the rent is unregulated. Calculate an indication of your (future) home's points below in one minute.
How does the points system work?
- Floor area: 1 point per m² of living area
- WOZ value: 1 point per ±€14,500, capped at a third of the total
- Energy label: from -10 points (G) to 45 points (A+++)
- Amenities: kitchen, sanitary facilities and outdoor space
Up to 143 points: social housing. 144-186 points: regulated mid-market rent. Above that: private sector.
